Tips to Get Your Home Ready to Sell

Selling your home can be a stressful process. If you are looking to get top dollar for your house, it requires some work to prepare and list the home. Think like a potential buyer, if you were looking at the house what would you want to see. 

 

Curb Appeal:

First Impressions are so important, even when selling a house. Make sure the lawn is mowed, add some mulch to flower beds. If the paint is chipping on the exterior of the home, consider repainting. The money spent to improve the curb appeal will be worth it.

 

Paint the inside of the home:

Paint the inside of the home a bright neutral color. White, soft grays, light blue-gray are some common colors. The lighter colors make the rooms look and feel larger. 

 

Declutter:

You don't want the house to look or feel cramped. Remove clutter, clear off countertops and if possible remove some pieces of furniture. Knick-knacks should also be removed from shelves. You want the home to feel welcoming and spacious. 

 

Staging:

Arrange the furniture in a way that makes the rooms look the most spacious, which goes hand-in-hand with decluttering. Less furniture is often better. Remove personal items, such as family photos, calendars, etc. Leave up a couple framed images around the house, but not an excessive amount.

 

High Quality Images:

Photographs are a huge part of selling a house. In the house photos, ensure you have adequate lighting. Take images for all the rooms in the home and the exterior. Make sure everything is clean and decluttered. Listings with high quality photos sell 32% faster. Potential buyers may not even consider viewing the home if the images are poor quality. 

 

Open House:

Plan to have an open house and deep clean your home before hand. Keep pets out of site, preferably out of the house during it. Provide refreshments, such as small bottles of water and cookies. Avoid candles and room sprays. Some people are sensitive to scents, so it's better to just steer clear of them. Open all the curtains and blinds to get in as much natural light as possible. Make sure the front door is inviting, add a fresh coat of paint if needed, maybe add a wreath for decor. If the house numbers are old or broken, replace them also.
